By creating an account, posting a listing, purchasing premium features, or using any service available on www.hanapbahayonline.com, you agree to be bound by these Registration Terms and User Agreement.
1. Eligibility
Users must provide accurate, current, complete, and truthful information when creating an account.
By registering, you represent that you have the legal authority to use this platform and to submit any information, listings, documents, photos, videos, or credentials uploaded to the platform.
2. User Responsibility
Users are solely responsible for all information submitted to Hanap Bahay Online, including but not limited to:
- Property listings
- Property descriptions
- Photos and videos
- Pricing and terms
- Ownership claims
- Authority to sell, lease, or represent a property
- Professional credentials
- Contact information
Users must ensure that all information is accurate, lawful, current, and authorized.
3. Licensed Broker Accounts
Users registering under broker membership plans must provide:
- PRC Number
- PRC License Expiry Date
- PTR Number
By registering as a Licensed Broker, users certify that all credentials submitted are true, valid, current, and belong to them.
Submission of false, misleading, expired, borrowed, or unauthorized credentials may result in immediate suspension, deletion, or permanent banning of the account.
4. Listings Posted by Licensed Brokers
Listings displaying the badge:
“Listed by a Licensed Real Estate Broker”
indicate that the listing was posted by a user who registered under a Licensed Broker membership plan and submitted the required broker account information.
Hanap Bahay Online does not independently verify property ownership, authority to sell, title documents, or listing accuracy.
Users are encouraged to request supporting documents and perform their own verification before entering into any transaction.
5. Prohibited Activities
Users may not:
- Post fake or misleading listings
- Misrepresent ownership or authority
- Use false credentials
- Impersonate another person or business
- Upload stolen photos or content
- Engage in fraud, scams, spam, or unlawful activities
- Circumvent platform rules or membership restrictions
6. Listing Duration and Renewal
Listings remain active according to the duration associated with the user’s membership plan or listing package.
Expired listings may be renewed or reactivated subject to platform rules.
Users are responsible for keeping listings current and removing listings that are no longer available.
7. Account Suspension and Termination
Hanap Bahay Online maintains a zero-tolerance policy for fraud and misrepresentation.
We reserve the right to suspend, restrict, delete, or permanently ban any account and remove any listing without prior notice if we believe that:
- Information is false or misleading
- Credentials are invalid
- Listings are fraudulent
- Platform policies have been violated
- User conduct creates risk to other users
8. Marketplace Disclaimer
Hanap Bahay Online serves solely as an online marketplace and directory platform.
The platform is not a broker, agent, attorney, appraiser, consultant, escrow provider, property manager, title company, or representative of any user.
All transactions, negotiations, agreements, payments, inspections, rentals, leases, purchases, sales, and service engagements are conducted solely between users.
9. Limitation of Liability
Hanap Bahay Online does not guarantee:
- Property ownership
- Listing accuracy
- Authority to sell
- Property availability
- Identity of users
- Professional qualifications
- Transaction outcomes
- Quality of services
Users assume full responsibility for verifying information and conducting their own due diligence before proceeding with any transaction.
10. Changes to Terms
Hanap Bahay Online may modify these terms at any time.
Continued use of the platform constitutes acceptance of any revised terms.
